THE STATE OF TEXAS, ) COUNTY OF GRAYSON. f Know all men by these presents, that whereas, Joe Summerland, of the county of Grayson and state of Texas, has this day executed and delivered to me, S. R. Rich, of said state and county, his certain promisary note for the sum of one thousand dollars, to become due on the first day of July, 1906, that being the consideration for a certain tract of land described in this instrument. Now, I, the said S. R. Rich, in consideration of the premises, here by acknowledge myself bound to pay to the said Joe Summerland, the sum of two thousand dollars, conditioned that if I, the said S. R. Rich, upon the payment of said promissary note, being well and truly made, will execute and deliver to the said Joe Summerland, or his assigns, good and sufficient title in fee simple, for a certain tract of land situated in said county of Grayson, in the Tobe Trimble grant, consisting of twenty-five acres, more particularly described by metes and bounds as follows: (Here describe the land.) together with all and singular, the rights, members and appurtenances to the same in any manner belonging with full warranties and assurancies securing said Joe Summerland against the lawful claims of any and all persons whomsoever; then this obligation is to become null and void, otherwise to remain in full force and effect.
